A better way to approach new construction
Building is more than selecting finishes.
A new home gives you something existing homes cannot: the opportunity to make intentional choices from the foundation up. From layout and materials to lighting, ventilation and design, every decision shapes what it is like to live there.
Many buyers focus on
- Floor plans
- Finishes
- Upgrades
- Design selections
We also encourage you to ask
- How will this home support my daily routines?
- What decisions are easier and less costly to make early?
- How will this home perform and feel over the long term?
- What are the lower-emission alternatives?

Most people never learn what to ask
Six questions to bring to your builder.
A starting point for more informed conversations. The full guide adds what a good answer sounds like and the programs you may hear about.
Read the full guideWe are not builders, architects or engineers. We help you ask the right questions of the professionals who are.
How will the home be ventilated, and how is moisture managed?
Ask about the ventilation plan, bathroom and kitchen exhaust, and how the builder protects materials and framing from moisture during construction.
What products and adhesives will be used inside the home?
Ask for specifics on flooring, cabinetry, paints, sealants and adhesives, and whether low-emission certifications are available. Request the product documentation, not just a verbal answer.
What decisions are easier or less costly to make early?
Window placement, mechanical system choices, layout and wall construction are far easier to settle before framing than to change later. Ask your builder which selections have deadlines.
What testing or verification happens before move-in?
Ask what inspections, performance tests and walkthroughs are included, who performs them and whether you may bring an independent professional.
How will the home be cleaned and ventilated before move-in?
Construction leaves dust and new materials release emissions. Ask about the final cleaning process and how long the home will be aired out.
What are the lower-emission alternatives for the items I care most about?
If you have a priority, such as flooring or finishes, ask for options and the trade-offs in cost, durability and timeline.

Plan before you break ground
Bring us in early.
The best time to ask about ventilation, materials and layout is before the contract is signed and the lot is cleared. Bring your plans, your shortlist of builders and your questions. We will help you sort what matters most.
Good to know
Building questions
Can you help me choose a builder in the Raleigh area?
Yes. We help you evaluate builders, communities and lots against your goals, prepare questions for each meeting and compare proposals side by side.
Do I need a real estate agent when buying new construction?
Having an agent who represents you can help with contract review, negotiation and timing, and it is often most useful if you involve one before your first visit to a sales office. Ask us how it works with the builder you are considering.
Are you builders, architects or engineers?
No. We help you ask better questions and make more informed decisions. Design, engineering, inspection and construction are the work of licensed professionals.
